Investment

HSF is a market leader in the out of town retail investment market focusing on both food and non-food investment acquisitions, sales and development fundings.

Working closely with our asset management team, we provide investment advice for sales and acquisitions of solus retail warehouses, retail parks and foodstores. Clients include property companies British Land, Land Securities, Metric, Newmark, Pradera, Resolution and William Pears as well as all of the principle UK Institutions including Aberdeen, Aviva, BlackRock, Henderson, Scottish Widows, Standard Life and Threadneedle. Our developer clients include Cranford, Bridehall, Citigrove and Citicourt.

Asset Management

HSF has a team of eight dedicated agency surveyors acting for both landlords and occupiers across the UK.

Landlord Activity

In advising financial institutions, property companies and private individuals, we seek to maximise the opportunities for landlords in enhancing values through implementing asset management strategies particular to each differing asset. This targets improvements in tenant mix and rental values.

HSF asset manage around 100 retail parks across the UK and provide detailed advice on strategy, tenant mix, redevelopment and lettings.

Retailer Activity

Both on a retained and non-retained basis HSF provide detailed portfolio strategy and implementation to retailers in respect of all agency disciplines and professional advice incorporating acquisitions, disposals, lease renewals, re-gears and rent reviews.

HSF are currently retained by Carpetright, Comet, Decathlon, DFS, Mothercare, Paul Simon, Wickes and Waitrose.

Development

HSF maintains its extensive expertise in the development of retail parks across all sub-sectors: open A1 shopping parks and bulky goods parks, foodstores and edge of centre schemes.

HSF provides landowners, developers and investors with a full range of development services including site identification and acquisition, whilst also providing design and development consultancy from conception through to completion of the development.

HSF has advised on 4.3 million sq ft (400,000 sq m) of retail warehouse development over the last 10 years, including Fosse Park, Leicester; Castle Point, Bournemouth; Brent Cross Shopping Park and Fort Kinnaird, Edinburgh.

Our developer clients include Cranford, Bridehall, Citigrove and Citicourt amongst others.

Rent Review

Acting for a wide range of institutional and property companies, HSF has a team of three dedicated professional surveyors undertaking landlord and tenant work.

This involves both standard rent review negotiations, preparation of expert witness reports for arbitrations and independent expert determinations together with creative lease re-gear negotiations and standard lease renewals.

HSF is a specialist within the retail sector and offers a full range of valuation services including development appraisals and other ‘Red Book’ valuations.
